Xaver Kriechbaum

President

Xaver is responsible for the firm’s overall management and investment direction. He leads all areas of the firm’s strategy, project structuring, development activities and design direction.

Xaver brings over 25 years of international experience in real estate development, construction, acquisition, and financing. In prior roles, Xaver served as member of the leadership and development team for the landmark Dubai Pearl project, which was successfully sold to the Abu Dhabi-based Al Fahim Group for over $500 million. Following his time in Dubai, he served as Principal & CEO of Immovate International, a leading Austrian real estate company, where he led the expansion into the U.S. and U.K markets. Through a joint venture with Ceruzzi Properties, Xaver oversaw a range of high-profile New York City projects including The Centrale – a $400 million, 71-story luxury condominium tower designed by renowned architect Cesar Pelli. As a member of Ceruzzi Holding’s investment committee, he contributed to various projects, including the development of The Hayworth, an 18-story condominium project, and the acquisition and recapitalization of 885 Third Avenue.

Xaver holds an MBA from the University of St. Andrews, and a Ph.D. in Economics from Karl Franzens University, Austria.

Gavin Crescenzo

Principal

Gavin is responsible for the firm’s overall management, project financing and development activities. He leads the firm’s acquisitions and capital markets, as well as overseeing partnerships and operational strategy.

Gavin brings nearly 20 years of experience in capital markets, deal financing, and private equity. His real estate career began with BWV Group SA, a U.S. real estate developer based in Panama City, Panama. Gavin later joined Reliable Power Alternatives Corp., where he managed energy portfolios for commercial and industrial real estate assets across the US. In 2014 he Co-Founded Australy International, a real estate and private equity investment advisory firm. As a Managing Member, Gavin oversaw General partner and Limited Partner investments in multiple real estate and energy-related projects and was an investor and member of the General Partnership in several mixed-use development projects in NYC, NJ and FL. Notable development projects include 150 Wooster Street, NYC and Monad Terrace, Miami.

Gavin holds a Bachelor of Science in Business Administration with concentrations in Finance and New Venture Management from Northeastern University.

Michael P. O’Neil

Vice President, Construction & Development

Michael is responsible for all development and construction activities from pre-development through delivery. He oversees the firm’s construction partners, project teams and planning.

Michael holds 16 years of extensive experience in Program and Project Management, encompassing a diverse range of project types across commercial, mission critical, laboratory, hospitality, retail, and multi-family asset classes. Michael has most recently served in management and leadership roles at Bank of America, JLL / the Port Authority of New York New Jersey (PANYNJ), AmTrust Realty and Ascent Development, where he consistently led his teams to the successful delivery of large-scale projects. His expertise spans all aspects of pre-development, planning, cost management and project controls. Throughout his career, Michael has developed comprehensive training and policy initiatives for construction and development teams on a national scale. He has emphasized risk mitigation, notably in his work at the World Trade Center, with particular attention to Tower One, the Oculus and the 9/11 Memorial Museum in NYC.

Michael holds a Bachelor’s degree in Political Science from Rider University.

Peter Schermerhorn

General Counsel

Peter is responsible for all legal matters at the firm, overseeing all of the firms outside counsel relationships. He is actively involved in deal structuring, operational compliance and the firm’s growth strategy.

Peter’s experience spans nearly a decade in corporate and M&A law, having worked at prestigious firms, including Weil, Gotshal & Manges LLP, Davis & Gilbert LLP, and Finn Dixon & Herling LLP. In addition to his legal expertise, he has over 16 years of experience in capital markets, M&A, and private equity experience in various executive operators, general councils and advisement. Peter has advised clients in a wide range of transactions and deal structures, including corporate financings, purchase and sale transactions, and corporate governance across industries and geographic regions. LLP, Davis & Gilbert LLP, and Finn Dixon & Herling LLP. In addition to his legal expertise, he has over 16 years of experience in capital markets, M&A, and private equity experience in various executive operators, general councils and advisement.

Peter holds a BA from Brown University and a JD from Stanford Law School.

Benedict Kriechbaum

Director, Business Development

Benedict is responsible for expanding the firm’s presence, identifying new partners, tenants and brand relationships. He also manages various operational matters for the firm.

Benedict brings with him over 20 years of experience in corporate strategy, business development and urban and cultural real estate initiatives. Previously, Benedict worked in Corporate Strategy and Business Development capacities for Dubai Holding – the private holding company of Dubai’s ruler and the city’s largest landowner – where he managed programming and business development initiatives for Dubailand, anticipated to become the world’s largest theme park and hospitality destination. Benedict also held the position of Special Projects Manager for the office of the Director General of the Dubai Development & Investment Authority, where he initiated and oversaw high level city development initiatives including the Dubai Cultural Strategy.

Benedict holds an MA in International Business from the University of Edinburgh, Scotland, as well as an MA in Real Estate Management from Donau Universität Krems, Austria.

Fausto Armonti

Director, Strategic Procurement

Fausto is responsible for sourcing, assessing, and negotiating strategic partnerships with key brand suppliers domestically and internationally, to ensure compliance with all design identity requirements for interiors, architects, and tenants.

Fausto has 25+ years of experience in international marketing, M&A, and executive management, for prime multinational companies.  Previously Fausto Co-Founded EMP Advisory (formerly Cellie Consulting) where he led multiple international joint ventures, M&A, and strategic project management, involving a diverse range of project types with an aggregate of ~$1 Billion. His expertise encompasses several industry sectors including luxury goods, Industrial and interior design, FMCG, F&B, media, and retail. During his career, he worked with several prominent companies and brands such as Michele Della Valle, BVLGARI, Goddard Design Group, Sotheby’s, Christie’s, XForm Industrial Design, Quacker-PepsiCo, Barilla, Eataly, ViaTouch Media, Costco.

Fausto holds an MBA with specialization in International Marketing at SMU, Dallas, and is a guest lecturer of post graduate MBA courses at Publitalia Master and at The Communication Academy in Milan.
